SYSTEM DOCUMENTATION & REQUIREMENTS

What problem does it solve?

This Skill provides guidance on SJRWMD environmental permits, wetlands assessment, flood zone determinations, and stormwater requirements to help navigate regulatory processes efficiently.

Core Features & Use Cases

SJRWMD Permit Types: ERP and WUP guidance for thresholds.
Flood Zone Determination: FEMA zone mappings and building requirements.
Wetland Assessment & Stormwater: Steps and best practices for permitting.

Quick Start

Ask about permit requirements for a specific site, e.g., "What ERP is required for a project disturbing 0.75 acres near wetlands in Brevard County?"

FAQPage Schema

What environmental permits do I need for a Florida development project?▼

Environmental permits in Florida depend on project scope. ERP (Environmental Resource Permit) applies to activities affecting wetlands or surface waters; WUP (Water Use Permit) covers groundwater extraction. SJRWMD determines thresholds based on acreage disturbed, location, and wetland proximity. Flood zone designation and stormwater requirements also drive permit needs.

How do I determine if my project is in a FEMA flood zone?▼

FEMA flood zone designation affects building requirements and permitting in Florida. Check your site's FEMA flood zone mapping to identify risk level—zones range from high-risk (A, AE) to moderate and low-risk categories. Flood zone determines whether elevated construction, flood insurance, or additional stormwater controls are mandatory.

What's the process for wetland assessment and permitting?▼

Wetland assessment for Florida permitting involves site delineation to identify jurisdictional wetlands, followed by impact evaluation. ERP permitting requires documenting wetland type, size, and proposed impacts. SJRWMD reviews applications against avoidance and minimization standards; timelines typically span 60–120 days depending on complexity.

Do I need stormwater permits for construction in Florida?▼

Stormwater requirements apply to most Florida construction and development. SJRWMD mandates stormwater control standards for projects disturbing land or impacting surface waters. Requirements include detention/retention design, erosion control, and water-quality treatment. Permit thresholds and design standards vary by watershed and project scale.

What ERP threshold triggers permitting requirements?▼

ERP thresholds in Florida depend on activity type and location. Minor impacts under 0.5 acres in non-wetland areas may qualify for exemptions; larger disturbances, wetland impacts, or proximity to sensitive areas require full ERP review. SJRWMD establishes specific thresholds by county and watershed; Brevard County projects near wetlands typically require permitting above 0.5 acres.

How long does SJRWMD environmental permitting take?▼

SJRWMD permit timelines range from 60–120 days for standard applications. Simple projects with complete submissions process faster; complex wetland impacts, stormwater design conflicts, or public interest determinations extend review. Application completeness and responsiveness to SJRWMD requests directly affect approval speed.
