What problem does it solve?

Many finance teams and product engineers need repeatable, auditable monthly and yearly pro forma projections and return analyses that comply with GAAP and IRS depreciation rules; this Skill defines the deterministic calculation contract, pipeline stages, and validation required to produce those outputs reliably.

Core Features & Use Cases

  • Dual-engine architecture handling single-property monthly pro formas and management company consolidated statements with intercompany eliminations.
  • Deterministic revenue, expense, debt amortization, depreciation, refinance, and cash flow logic that produces income statements, balance sheets, and cash flow statements per ASC 230/360/470.
  • Return metrics and valuation tools including IRR, NPV, equity multiple, cap rate, DSCR, and refinance valuation; integrated TypeScript calc module taxonomy and independent server-side verification.
  • Supports cost segregation, working capital modeling, day-count conventions, edge-case handling (pre-acquisition, zero occupancy, negative taxable income), and consolidated portfolio reporting per ASC 810.

Quick Start

Use the financial-engine to generate a monthly GAAP-compliant pro forma for a property given acquisition, financing, and operational assumptions.
