SYSTEM DOCUMENTATION & REQUIREMENTS

What problem does it solve?

Transform GIS inputs into actionable zoning envelopes by applying Maldonado's TONE rules, enabling faster viability assessments and decision-making.

Core Features & Use Cases

Apply urban zoning rules to one or more lots (single, apareada, englobamiento) and generate both human-readable markdown reports and machine-readable envelopes.
Produce per-zone tipologías with height, FOS/FOT, retiros, and buildable footprints to guide development and investment decisions.
Output a companion JSON envelope for downstream rendering by /informe, or for standalone validation against live digesto data.
Use cases include urban parcel viability analyses, zoning compliance checks, and client-ready reporting.
The tool accepts GIS features or pre-resolved envelopes and compares single-lot vs unified scenarios.

Quick Start

Provide a GIS envelope or a set of padrones to the tool and run the analysis to generate both the markdown report and the sidecar JSON.

Frequently Asked Questions about normativa

High-intent search queries and answers about installing and using this skill.

FAQPage Schema

How do I generate a zoning envelope analysis for Maldonado plots from GIS data?▼

The zoning envelope analysis validates GIS inputs or padrones, resolves Maldonado zone data via live digesto lookups, and outputs normalized normativa envelopes with per-zone tipologías including height, FOS/FOT, retiros, and buildable footprints.

Can I analyze multiple lots together for englobamiento or apareada scenarios?▼

Multi-lot adjoinment scenarios are fully supported, applying TONE rules to unified parcels and generating comparative zoning envelopes that reflect the buildable footprint differences between individual and merged lot configurations.

What output formats does the Maldonado zoning envelope analysis produce?▼

Outputs include a client-ready markdown report with zoning tipologías and a sidecar JSON envelope designed for downstream rendering or validation, ensuring both human review and machine consumption are fully supported.

Does the zoning analysis distinguish between rural and urban Maldonado zones?▼

Rural and urban distinctions are resolved during zone data lookup, ensuring the generated normativa envelope applies the correct TONE rules and tipologías based on the parcel's classification within Maldonado's zoning framework.

What do I need to provide to run a zoning viability check on a Maldonado plot?▼

Acceptable inputs include GIS envelope features or padrones, which the tool validates before resolving zone data and applying TONE rules to produce the normalized normativa envelope output.
