Core Features & Use Cases

• Comparable sales search (5–10 comps): Gathers recent nearby sales using multiple queries and selects the best matches by proximity, recency, size, and property traits.
• Adjustment-based valuation: Applies standardized adjustment rules (size, beds/baths, age, condition, lot, garage, pool, location, and time) with caps to limit overly-dissimilar comps.
• Fair market value & pricing assessment: Computes final FMV from multiple methods and flags whether the subject is significantly/moderately/slightly over/under priced, including a comps confidence level and a 0–100 comps score.
